Project Description +

We were appointed to provide extensions and alterations to an existing terraced house, to include; a new kitchen/diner at ground with cloakroom WC and reading nook and alterations to the bathroom at first floor. However, when presented with options at stage 1 (feasibility study), the client elected to phase the works.

Phase one, shown here constitutes the new kitchen/diner, with side extension and reading nook, a new under stairs cloakroom WC and renovations to the existing floorboards at ground.

By phasing the work, the client was able to achieve increased value and was free to choose from a broader range of material and finish options.

The work was undertaken within Permitted Development Rights (PDR), which saved the time and expense of planning permission. An iterative briefing process at (RIBA Plan of Work) Stage 1 revealed that a small, well-planned side return extension would provide sufficient internal space and that by working within PDR we would be able to move through the design and into construction relatively seamlessly.
With phasing and careful programming, we were able to complete in around eight weeks, which critically left the new spaces ready for inhabitation from the beginning of December. With the house still in occupation throughout, it was important that the lead up to Christmas was not spent with contractors on-site but that Christmas day could be spent in the new house.

Working around the day-to-day needs of our client’s families is a continual and relevant part of running domestic projects and something that we encourage new clients to consider from the outset.

The side extension was given a glass roof to let morning light flood the full depth of the plan. The internal rounded soffit was built in white painted plaster, which widens the aperture; effectively bending light around into the kitchen.
